Here’s what’s typically involved:
Site Plan Approval
Before a permit can be issued, a site plan must be submitted and approved by your local government. This involves hiring a civil engineering firm to develop plans for grading, stormwater management, parking, setbacks, and more. The site plan must also show the proposed building footprint and its relationship to the property.
Building Design
While the site plan handles the land, the actual building is designed separately by an architect or structural engineering team. This includes floor plans, elevations, and full construction drawings suitable for code approval and permit submission.
Permit Submissions and Review
Once the site and building plans are complete, they are submitted to the local authority for building permit approval. This can take several weeks to several months depending on jurisdiction and complexity.
